Eight counties, two states, one local team

We started in Orange County and still work out of Montgomery. From there our buying area runs up the Hudson to Kingston, east across the river to Putnam and Westchester, and south over the state line into Bergen and Passaic counties in New Jersey.

New York

Orange County

Home base. Our office is in the village of Montgomery, and we know the county’s mix well: older city housing stock in Newburgh and Middletown, village homes around Goshen, the county seat, and rural properties out toward Port Jervis and the Pennsylvania line.

Ulster County

North of us along the west bank of the Hudson. Kingston, the county seat and briefly New York’s first capital, has a large stock of century-old homes, the kind where a slate roof or knob-and-tube wiring can scare off a buyer who needs a mortgage. We also buy around New Paltz, Saugerties and Ellenville.

Dutchess County

Across the Newburgh–Beacon Bridge. Poughkeepsie, the county seat, sits at the end of the Metro-North Hudson Line; Beacon and Fishkill are a short drive from our office.

Putnam County

A smaller county of lake communities and commuter towns between Dutchess and Westchester, including Carmel, the county seat, plus Brewster, Mahopac and Cold Spring.

Rockland County

Just south of Orange on the west side of the river, from New City, the county seat, to Spring Valley, Haverstraw and the river villages of Nyack.

Westchester County

Over the Mario M. Cuomo Bridge from Rockland. We buy in Yonkers, the county’s largest city, in White Plains, the county seat, and in towns like Peekskill and Mount Vernon.

New Jersey

Bergen County

New Jersey’s most populous county, directly across the state line from Rockland. Hackensack is the county seat; we also buy in Paramus, Teaneck, Englewood and the towns along the Hudson near the George Washington Bridge.

Passaic County

West of Bergen. Paterson, the county seat and home of the Great Falls, has a large share of older two- and three-family houses, which we are glad to buy with tenants still in place. We buy in Clifton, Passaic and Wayne as well.

Why the state line matters

Selling in New York and selling in New Jersey are close cousins, but the paperwork isn’t identical. In New York, each side normally hires its own attorney, the seller’s attorney drafts the contract, and most sellers of residential property complete a Property Condition Disclosure Statement. In New Jersey, a contract written up by a real estate agent gets a three-business-day attorney review period before it becomes binding. Our how-it-works page explains both in more detail.
