Facing foreclosure

Foreclosure in New York and New Jersey runs through the courts, which takes time, and until the sale you generally still own the house. Selling before the auction date pays off the loan on your terms, and any equity left over goes to you rather than being decided at a courthouse sale. Call early; every week of runway gives us more options.

Inherited a house or going through probate

Estates come with a house full of someone else’s belongings, siblings in three states, and a Surrogate’s Court process to finish. We can agree on terms while the executor’s paperwork is pending and close once they have authority to sign. Nothing needs to be emptied first.

Divorce or separation

When two people need to split the value of a house, a quick, clean number often helps more than a long listing that keeps both parties tied together. We can work with both spouses and their attorneys and keep communication even-handed.

Behind on property taxes

Unpaid taxes become a lien on the property, and the county or town can eventually take action to collect. Back taxes are paid from the proceeds at closing, so the debt is cleared the day the house sells.

Tired of being a landlord

Late rent, midnight repair calls, a unit you can’t show because the tenant won’t cooperate. We buy rentals with the tenants in place, whether they pay or not, so you don’t have to empty the building before you sell it.

Relocating

A new job in another state doesn’t wait for the spring market. A fixed closing date lets you plan the move around a known day, and with no showings there is nothing to fly back for while the sale is pending.

The house needs major repairs

Failing roof, oil tank in the yard, water in the basement, a furnace held together with tape. Buyers who need a mortgage often can’t get one on a house like that. We price the repairs into our offer and handle them after we buy.

A vacant house

An empty house still costs money every month in taxes, insurance and utilities, and it is easy prey for frozen pipes and break-ins. If you are paying for a place nobody lives in, selling it as-is stops the drain.

Downsizing

Decades in one home means decades of belongings and deferred updates. You can choose what to take to the smaller place and leave the rest, and pick a closing date that lines up with your move.

Code violations or open permits

An unpermitted addition or an open building department violation can derail a conventional sale late in the process. We buy with those issues still open and deal with the municipality ourselves after closing.
