Velocity House Buyers is run out of an office on Factory Street in Montgomery, NY. You won’t be passed to a national hotline or a lead broker. The people who answer the phone are the people who make the offer.
How Velocity got started
Greg Helbeck founded Velocity House Buyers in 2017. The idea was straightforward: plenty of Hudson Valley homeowners own houses the traditional market doesn’t want, at least not without months of repairs first, and those owners deserve a local buyer who shows up in person, gives a straight answer, and closes when he says he will.
The company still works that way. Because we buy with our own funds rather than a bank loan, we can decide quickly and we don’t need a lender’s permission to take on a house with a failing septic system or a basement full of water. After we buy, we either renovate and resell the home or hold it as a rental. Either way, the repairs are our problem, not yours.
We also keep a strict no-pressure rule. An offer from us stays an offer: you are free to sleep on it, show it to your family or your attorney, or get a competing number from someone else. Sellers who feel rushed make decisions they regret, and that is bad for everyone, including us.

Brett has been buying houses full time since 2020. His real strength is listening: figuring out what a seller actually needs, whether that’s a quick closing, a later move-out date, or help sorting out a lien, and then building the offer around it instead of forcing a one-size deal.

- A written number. Verbal ballpark figures are easy to walk back. Ours go on paper.
- The reasoning behind it. We’ll show you how we got to the price: the repairs we expect, what similar homes nearby have sold for, and what we need to make the project work.
- No surprises at the table. We tell you up front what could change the number, such as an old lien that surfaces in the title search, so nothing at closing catches you off guard.
- Your timeline. Close fast, close in two months, or ask for extra time to move out. Tell us what works and we’ll build the offer around it.
Who we’re not right for
If your house is updated, in a strong neighborhood, and you have time to wait for the best retail buyer, a good listing agent will probably net you more. We would rather tell you that on the first call than win a deal that leaves you unhappy.
We’re a fit when the house needs real work, when time or certainty matters more than squeezing out the top dollar, or when the circumstances are messy: an estate, a divorce, tenants who won’t pay, a foreclosure clock running in the background.
