The basics of selling to us
Are you real estate agents?
No. We are the buyers. Velocity House Buyers purchases houses with its own funds and does not list homes for other people. After we buy, we either renovate and resell the house or keep it as a rental.
How do you come up with your offer?
We look at four things: where the house is, what condition it is in, what the repairs will cost us, and what similar homes nearby have sold for recently. We will walk you through how those numbers add up if you want to see the math.
Will your offer be lower than what I could list it for?
Usually, yes, if you compare it with the price a fully repaired house could fetch. We pay for the renovation, carry the risk, and pay cash, so our number reflects that. In exchange you skip repairs, showings, commissions and the chance of a buyer’s loan falling through. If listing would clearly net you more, we will tell you.
Do I pay a commission or any fees to you?
No commission and no fees to us. You still owe the costs any seller has, such as your own attorney and the seller’s transfer tax, and your written offer states exactly who pays which closing costs.
Am I committed to anything once I ask for an offer?
Not at all. Asking for an offer costs nothing and binds you to nothing. You can take the written offer to your family or your attorney, compare it with others, or turn it down.
How fast can you close?
When the title is clean, we can close in as little as about seven days. Liens, estates and other title issues can add time. We usually get you a written offer within a day of seeing the property.
Can I choose a later closing date?
Yes. Plenty of sellers need a month or two to find their next place or finish a school year. Tell us the date that works and we will build the offer around it.
The house itself
Do I have to fix anything or clean the house out?
No. We buy houses as-is. Take the belongings you want and leave the rest behind; clearing out what remains becomes part of our renovation.
Will you buy a house that still has tenants in it?
Yes. We can buy a rental with tenants still living there, including tenants who have stopped paying. Share the lease details on the first call so we can plan around them.
What if I still have a mortgage, a lien or unpaid taxes?
That is common. The title company finds every lien during the title search, and they are paid off from the sale proceeds at closing, so you do not need cash up front to clear them. If what you owe is more than the house is worth, call us anyway and we will talk through the options honestly.
Can you buy a house I inherited?
Yes. In most cases the executor or administrator of the estate needs authority from the Surrogate’s Court before signing a deed, both in New York and in New Jersey. We can sign a contract while that is in progress and schedule the closing for when the paperwork is ready.
Is it too late to sell if I am facing foreclosure?
Often it is not. Foreclosures in both New York and New Jersey go through the courts, and until the foreclosure sale happens you generally still own the house and can sell it. The earlier you call, the more room there is to close before the sale date.

Do I need an attorney to sell my house?
In New York it is customary for both the buyer and the seller to have their own real estate attorney, and the seller’s attorney usually drafts the contract. In New Jersey, a contract prepared by a real estate agent comes with a three-business-day attorney review period. Either way, we encourage you to have an attorney look at our agreement.
Do I still have to fill out the New York Property Condition Disclosure Statement?
Most New York sellers of residential property do. Since March 20, 2024, sellers can no longer give the buyer a $500 credit instead of completing the form. Answer it honestly; we expect older houses to have problems, and knowing about them up front helps us give you a firm number.

We buy throughout the Hudson Valley and the northern suburbs: Orange, Ulster, Dutchess, Putnam, Rockland and Westchester counties in New York, plus Bergen and Passaic counties in New Jersey.

How do I know you are legitimate?
Check us out. We have an office at 9 Factory St in Montgomery, NY, a 4.8 rating from 60 reviews on Google, and every sale closes through attorneys and a title company rather than a handshake. Ask your own attorney to review our contract before you sign it.
What do you do with the information I send?
