Selling a Beacon house, from just across the river

Beacon sits at the Dutchess end of the Newburgh–Beacon Bridge, a short drive from our office in Montgomery. It is a compact city, 13,769 people at the 2020 Census on under five square miles, and much of its housing predates the city itself. We buy Beacon homes as they stand, for cash, and close with attorneys on the date you choose.

Two villages became one city

Beacon was incorporated as a city in 1913, when the village of Matteawan, a mill town powered by Fishkill Creek, merged with the river port of Fishkill Landing and a sliver of the hamlet of Glenham. You can still read that history in the housing. Near the creek and the old mill sites there are modest worker houses and multi-family buildings. Down by the river and along the main street that joined the two villages, larger nineteenth-century homes and mixed-use buildings with apartments over storefronts.

Houses that old usually carry some combination of the same issues: stone or brick foundations that let in water, sagging porches, layers of siding over original clapboard, wiring and plumbing upgraded piecemeal over a hundred years, and heating systems that were converted from coal to oil and then maybe to gas. If the house was built before 1978, lead paint is also on the list of disclosures a buyer will ask about. We expect all of that, and we budget for it in our offer instead of asking you to fix it first.

A commuter city with long days

Beacon’s station is on Metro-North’s Hudson Line, and in late 2025 the state announced faster Super-Express trains connecting Beacon and Grand Central in 73 minutes. Even so, the average Beacon worker reports a one-way commute of about 41 minutes in recent Census survey data, noticeably longer than in Poughkeepsie, Newburgh or Middletown. Since January 2026 an expanded, state-run Newburgh-Beacon Bridge Shuttle has carried riders from the Orange County side to those trains; the old ferry rail link, which had already been running as a substitute bus, ended at the close of 2025.

A long commute is the kind of thing that feels manageable until it isn’t. Maybe you took a job somewhere else, want to be near family, or decided the hours on the train weren’t worth it any more. When the move has a start date, a sale that closes when you need it to can matter more than squeezing out the last dollar.

Small households, older homes

Census estimates put Beacon’s average household at just over two people, and about six in ten homes are owner-occupied. In practice that means a lot of single owners and couples in houses built for bigger families, and a lot of second-floor apartments rented out to help cover the mortgage.

If you are one of those owner-landlords, you can sell to us with your tenant still in place. Bring the lease and tell us whether the rent is current; we will take it from there after closing.

Dutchess County paperwork

Beacon is in Dutchess County, so although our office is in Orange County, your deed will be recorded by the Dutchess County Clerk at 22 Market Street in Poughkeepsie. Estates go through the Dutchess County Surrogate’s Court, and an executor needs that court’s authority before signing a deed. None of this changes how we buy. Each side hires a New York real estate attorney, a title company searches the records and clears any liens from the proceeds, and you sign at a closing that can happen in about a week when title is clean, or later if you prefer.

If the house is sitting empty

Some Beacon houses come to us after they have been vacant for a while: a parent moved to assisted living, an estate is waiting on the court, or a rental lost its last tenant and never got another. An empty old house has its own risks. Pipes can freeze if the heat fails in January, a small roof leak can go unnoticed for months, and many homeowner policies limit coverage once a house is unoccupied. Check with your insurer, keep the heat on, and have someone look in regularly.

What Beacon owners ask us

You are in Orange County. Do you really buy in Beacon?

Yes. Beacon is just across the Newburgh–Beacon Bridge from Orange County, and Dutchess County is part of our regular buying area. We come to the house, and the closing follows the same attorney-led process as anywhere else in New York.

My Beacon house has a rented apartment upstairs. Do I need to empty it before selling?

No. We can buy with the tenant in place. Share the lease and the rent history, and we will handle the tenancy after closing.

Where does the deed get recorded for a Beacon sale?

With the Dutchess County Clerk at 22 Market Street in Poughkeepsie. The title company or your attorney submits it after closing.

I am moving for a new job. Can you close by a specific date?

Usually, yes. With clean title we can close in as little as about seven days, and we can just as easily set a date a month or two out. Tell us the date you need and we will build the offer around it.

The house is empty and full of a parent's belongings. Do I have to clear it?

No. Take what matters to your family and leave the rest. We clear the house after closing as part of our renovation.
